2007 Wrap up

Happy New Year!

As We look at the sales figures for 2007, once again Bay Colony has had a terrific year. I still have clients waiting for certain properties to come on the market, which is always an indication of an area in short supply.

The numbers go like this in 2007 in Bay Colony there were 46 Closed/Pending properties, and we currently have 40 properties on the market. This gives us less than a one year supply in Bay Colony. If you look at certain properties within Bay Colony, the number can vary drastically. For instance if you take out the newest highrise, Trieste, the number look like this... 37 properties sold/pended, and 25 currently on the market... a much different story.

If we look just at the single family homes, the numbers reflect balance with 7 homes sold/pended, and 8 homes on the market.

Everyone is talking about what 2008 will bring, seems they all have something to say from gloom and doom, to Pollyanna. I think the market in Naples will continue to chug along with Bay Colony again being a bright spot, but then again, my crystal ball broke years ago when I moved out of my college dorm room.

The shaving is DONE!!!


Well the clipping happened. We auctioned off our hair on eBay to benefit the Susan G Komen for the cure. We raised over $1,200, and were then obligated to carry through... We've relisted the auction for people who missed it, or have seen us afterward and wanted to donate more!

This is the Naples group at Abracadabra hair salon in Naples right before the clippers roared! We made an event of it, including wine, pink shirts for all, jokes, smiles, and some nervous smirking. Kim was absolutely beautiful as usual. She sat down in the chair, and said "I'm fine!, I'm going to be fine" then she downed her glass of wine, and said "now do it!" So they did. They proceeded to shave the rest of us too. Kim looks absolutely adorable as agreed by all. Her eye lashes seem even longer and her brown eyes even more beautiful, and that smile just lights up a room...maybe even more so now.

Make Joel bald!

As you know, in late September my sister Kim was diagnosed with breast cancer. My wife and I flew up to Pennsylvania to be with her for her surgery, and help out. While there her local spa was doing a “Get pinked” promotion where people could get a pink streak in their hair to benefit the cure, and promote awareness…we’ve all done that.

Breast Cancer Awareness Month

Some of you may know this, but my sister Kim was diagnosed with breast cancer, a few weeks ago. October is breast cancer awareness month. My wife and I flew to Pennsylvania to be with Kim for her surgery, and recovery. While there, her favorite spa/salon was doing a promotion for folks to "get pinked" and donate to the cure. The whole family has done it, and are walking around with pink streaks in our hair. We get lots of looks, and lots of questions, which in addition to the money raised, is the point.



We have also agreed to shave our heads when Kim gets chemotherapy. We hope to raise a few dollars by doing so, but the main point is to support her in a very tough time for a woman. I will post details here about the fund raiser if any of you would like to support that. You will actually be able to choose a head, and have it shaved in your name...or just make a donation.

Meanwhile in Naples, and Bay Colony, October is the tip of the iceberg for "season." I have seen car carriers, more traffic, and more people around in general. If this applies to you, welcome back, if you aren't here yet, the weather is getting into the perfect range, and local business are gearing up to see you. We have a few more Starbucks, some road work completed (and of course some started), and the sun is shining.

Viva La Cure

Saks Fifth Avenue, and Mercedes-Benz are holding what sounds to me like a fun, and fruitfull event in October. Shop The Weekend to benefit Bosom Buddies of Collier County, Women's Cancer Research Fund, and other charities. The events will be held October 18th-21st.

Thursday October 18th at 9 am there will be a complimentary breakfast to kick of Key to the Cure, with special collections being shown by Lida Baday, Eliza Gray, Tosca, and meet designed henry Schickering. Friday October 19th, 4-6pm there's an afternoon wine tasting with hors d'oevres hosted by Bricktops.

I always love to support a good cause, and with this one being so close, and sounding like so much fun, its sure to be a winner.

Bay Colony Real Estate supply

As I start to look at the 3rd quarter wrap up in the Bay Colony community, I am seeing activity that I consider very healthy. There is a fair amount of inventory, with brisk sales to keep up.

To calculate the supply, or market absorption, we take the number of properties currently on the market, and divide that by the number of properties sold in the past year. i.e. if there were 20 properties sold last year, and 10 on the market right now, you have a six month supply.

Right now, I am seeing that we have 46 sold (and currently pending) properties in the past year, and 33 active listings, thus giving us a little less than a 9 month supply (8.6 to be exact). This is a well balanced market.

With all that Bay Colony, has to offer, exclusive beach front club, fantastic location, amenities galore, and the one of the finest addresses in the country, this upcoming season should be just another winter in paradise.
